The Business
Non-Profit Acute Care Hospital.

The Need
Advanced refunding of existing debt.

The Solution
Provided both a taxable term loan and a non-bank qualified tax-exempt loan to refinance a portion of the existing debt. By refinancing the debt, the hospital was able to eliminate its bond insurer, while also saving money due to the lower interest rate on the two loans.

$24,400,000 - Illinois and Indiana

The Business
For-Profit Skilled Nursing Operator with facilities in Illinois and Indiana.

The Need
Financed the acquisition of two communities and refinanced existing term loans for four communities. All loans served as bridge financing for future HUD loans.

The Solution
Provided one single term loan which allowed entity to exercise its purchase option on two existing communities, and finance the existing debt on four additional communities. Each community is assumed to be refinanced with HUD, and as a result, structured the loans to allow for each campus to exit the term loan up refinancing.

The Business
Not-For-Profit Continuing Care Retirement Community

The Need
Construction financing for the expansion and repositioning of an existing community.

The Solution
Provided two non-bank qualified direct placement facilities, one fully funded at close to refund prior project related capex. Funded initial construction costs, refinanced existing debt and funded cost of issuance. Second facility provided on a draw-down bases to fund the remaining and the majority of construction costs. Provided a bifurcated structure with a mix of floating and fixed rate debt to allow an optimal capital structure for the borrower.

For-Profit Senior Living owner and operator constructing a new facility including independent living, assisted living and memory care units.

Financed the construction of a new community.

The Solution
Provided a construction loan for the development of a senior living community. Incorporated a local business partner into the financing in order to help the client further develop and maintain their local relationships.
